Central Florida Bank Owned homes flying off the shelf

Bank owned homes in Central Florida are creating a frenzy among home buyers lately.  With investors landing at OIA daily you end up with a little not so friendly competition for buyers looking for bargains. 

Unlike short sale which can take up to seven to eight weeks for a response, bank owned real estate tends to be priced very attractive and response time on offers is usually under a week. 

Just this weekend looking through the Florida MLS  (Multiple Listing Service) of Mid Regional I was taken back on all the pending sales (homes under contract).   Searching town homes in Dr. Phillips for a buyer that’s interested in The Vistas at Phillips Common, nice gated community off of Wallace, there are only 4 active homes (with one of them signing a contract Monday) 12 pending sales and the activity is not just in this community.  

Working with a couple of investors from Canada and another from Connecticut this past month for condominiums we are seeing the same kind of activity.  The Hamptons at Metrowest, whether you like this area or not the pending sales are piling up with 40 pending and 69 units for sale and that’s just in the Hamptons.  

Buyers tired of the short sales of past and the inability of getting an accepted offer are turning to bank owned.  An increase in bank owned homes this past year are increasing because of the short sale process of 2008.  The process was not streamlined with the understanding in a buyers market buyers are not going to wait around for a couple of months waiting for an initial response to an offer.  If short sales don’t work they usually end up at the court house steps and turn into bank owned and that’s what we are seeing in 2009.   Even sought after Dr. Phillips real estate  has it’s share of bank owned homes being picked through and seeing multiple offers within days on the market.

During the 2000 real estate boom in Central Florida builders were putting homes on smaller lot sizes to take advantage of the strong sellers market.  More homes closer together equals more homes built and increases in profit.  Today’s buyers are purchasing in just the opposite kind of market, a strong buyers market and because of that want more.  

The past two years Windermere’s Luxury homes have had their share of declining home values just like the rest of Florida and the nation for that matter.  Luxury home prices are starting to look attractive and are falling into a new set of  buyers that maybe didn’t think they could enter the luxury market.

Phillips Community Park off of Buena Vista Boulevard in Dr. Phillips for Movie Night in the Park.  Each month hosts a different movie on the big screen and is absolutely free!  To make the best of your evening, be at the park by 6:45 pm so you can set up your chairs, blanket and picnic you brought with you from home and the movie will start promptly at 7:00 pm.  The next free movie night will be held on Friday, December 5th, 2008 from 6:45-9:00 pm.  It may be a little chilly so make sure to bring an extra blanket to wrap up in and relax under the stars and watch Alvin and the Chipmunks!

If you’ve ever been to the new Dr. P. Phillips Park in Dr. Phillips for any reason you have seen how popular this beautiful, fun-filled park has become.  From the sports fields, water playground to the monthly movie night there is something here for everyone.  What brought me (and my furry friends) to this new parkwas the highly anticipated dog parks.  These dog parks are two fenced-in areas towards the back of the park waterfront to Big Sand Lake, one side for the bigger dogs and another side for the petite pups.  Of course my petite pups think they belong in the big boy side!  After originally being drawn in by the dog parks I have to say that this safe and clean park will see me again for many more reasons, maybe a picnic, maybe a Volleyball game, but definitely a free Movie Night in the Park!

JCC’s Fall Festival in Dr. Phillips

Looking for some family fun this weekend?  Sunday, November 16th, 2008 is suppose to be a beautiful fall Florida day in Dr. Phillips, so why not join in the fun at the Jewish Community Center’s Fall Festival.  This is a free event and will be a blast for kids of all ages (this means you too mom and dad kids).  The location of this event will be behind the Dr. Phillips Marketplace and will start at 12:00 pm and go through till 5:00 pm. 

This family friendly event will be complete with a live DJ, Live and silent auctions, rock climbing wall, train rides, face painting, toddler town for the youngins, games for all, and a turkey trot around the lake.  The turkey trot starts at 1:00 pm and does have an entry fee and you can buy tickets for the games as well.  This should be an exciting time for everyone and a great way to spend a special day with your family, friends and neighbors.
